A new life for wood


In the Sprint unit, wood from various origins has been reused – instead of it being burned and leaving its material cycle in the form of thermal energy. A large part of the wood used comes from the deconstruction of a chemical company's building in Pratteln: The construction wood, which was only ten years old, was dismantled and stored by the carpentry firm HUSNER AG Holzbau a little before the start of the Sprint project. It was thus available for the planning of the new unit from the very beginning. Moreover, left-over wood generated by the carpentry's element production and saved for later use was also integrated at Sprint. Due to its properties, wood is excellently suited for construction with reused materials: With the right tools, it is easy to work with, can be cut and drilled - and its character really comes to the fore over the years.

Blackboard wall


Through the company Embru-Werke AG, the project team learned about the renovation of various primary schools. In the course of this renovation, all blackboards were to be removed and disposed of. The team decided to use these boards as a design element for one office wall in the unit. Especially in meeting rooms, this material is very suitable, since it provides the additional feature of a writing board.

Flexible window boxes


Behind these windows lies the prototype of an idea developed by baubüro in situ. It tackles a common problem in building with reused windows: Although a building with reused windows can be easily built the conventional way, the replacement of the windows after some time is more difficult – as this method leaves the façade with a hole for which it is difficult to find another reuse window of the exact size. Instead of building a perforated façade, baubüro in situ's design integrates boxes into the façade, which define the window area. Because the box forms the primary design element of the façade from the outside, it relegates the size and exact appearance of the windows to the background - leaving the façade flexible for the next cycle of reused windows. The area not covered by the window is supplemented with frame doubling, as implemented here in Sprint, or with a wall extension. The latter option requires time for further planning and will be implemented in future projects.
The windows installed in the box here are new, but also salvaged from the landfills: These are "pre-consumer waste" - windows that were misproduced and so, although completely new and of high value, could no longer be sold by the manufacturing company.

From dismantling to re-use as fast as possible


Spring, 2020 - the covid-19 pandemic stirs up the world, including everyday working life. From one day to the next, large office spaces are left completely empty because they no longer meet the protective measures. Within a short period of time, the requirements for office space change fundamentally. But how does one react to these new circumstances in times of climate crisis? The Sprint unit is intended to show what is possible: To quickly build adaptable, pandemic-compliant office spaces that are also largely made of reused materials and can be completely dismantled. Within ten months, Empa, together with baubüro in situ and various partners, created 200m² of office space, which can easily be converted back into an open-plan office in a second step. The Sprint unit shows that with collaboration, flexibility and innovation, fast construction with re-use materials is already possible today, and that it requires one thing, above all: A rethinking in the construction industry.

Insulation from rock wool, straw and aerogel


The project team used various materials for the insulation of the Sprint unit, all of which can be easily dismantled and reused after their use. From previous projects, Empa and baubüro in situ still had used rock wool panels in stock. When reusing this insulation material, taking into account its age is important, as it can become short-fibred, thus respirable and possibly harmful to health when it is too old. The existing plates were suitable for the use in the unit and could be installed as whole pieces. Straw was used as the second insulation material. With the right pressing method, this ecological material provides excellent insulation. The material can be installed untreated and can be returned to nature after use. However, compared to rock wool, straw requires more space, resulting in thicker walls. This is different for the third insulation material used in the Sprint unit: Aerogel. Empa still had the material in stock in form of granules from an earlier experiment. In addition to excellent insulation values, aerogel has the advantage that it enables the construction of very thin walls compared to straw and rock wool.

Monoblock


The monoblock is the centerpiece of the ventilation system; it draws air from the outside and filters it. Heat exchangers are used to heat or cool down the air to the desired temperature before it is fed into the individual office rooms. The monoblock in the Sprint unit stems from a demolished building near Zurich. Together with the manufacturing company, the device was expanded to include a cooling function in order to meet the current needs of office spaces. With an air volume flow of around 1000 m³/h, the air in the unit is replaced around three times per hour.

Parquet flooring from dismantling


In the Sprint unit, both an engineered and a solid wood parquet were given a second life. The engineered parquet came from a dismantling project in Dübendorf. Because it was already partially glued, the removal was somewhat difficult - therefore, larger units that were connected were cut out and reassembled in the Sprint unit. The solid parquet, on the other hand, came from the dismantling of a cooperative housing estate in Zurich. It was sanded and oiled for its use in the Sprint unit and then laid 1:1. Through its reuse, the parquet has gained both value and variety.

Partition wall made of bricks


Baubüro in situ had already realized a wall made of used bricks and cement as a binder in a previous project. Because dismantling is a crucial element of the Sprint project, the architects decided, together with the building contractor, to use clay as a binder for the bricks, so that they could easily be separated during the dismantling process. The bricks are not used materials as such - but they would have been disposed as rejects. The project team received the material, which could no longer be sold due to production defects, from the Zürcher Ziegeleien. By installing them in the Sprint unit, the bricks were able to serve a purpose after all – in the form of an office partition wall that can also be dismantled and disassembled into its individual parts.

Partition wall made of used books


The material for the temporary partition walls did not have to travel far to the Sprint unit, as it was already located onsite, in the Empa library's remaining stocks. A specifically created "stacking technique" was used to build the wall: The books and magazines were interlocked and the gaps filled with carpet strips, which created the necessary stability and a certain tightness. In one variation, a used climbing rope was woven in to further secure the wall. Although the different formats and covers of the books presented a challenge, it was mastered through the skillful combination of the materials. The result is an aesthetic wall that can be easily disassembled when needed.

Partition walls made of wood and glass


The unit's offices are separated from the corridor by interior walls made of three-layer wood and toughened safety glass. The building component hunters of baubüro in situ were able to dismantle these walls together with the joinery Stohler in an open-plan office in Basel. Since most of them were screwed together and not glued, an easy dismantling was possible. In the same fashion, the walls were screwed together again in the Sprint unit, thus following the "Design for Disassembly" principle and enabling an easy dismantling and recovery of the materials. The partition walls were available in different dimensions. Since ESG glass cannot be cut to size, it was not possible to customize the walls for the unit. However, an elaborate combination of the different dimensions made it possible to integrate them into the Sprint unit in a precisely fitting manner. The partition walls provide the office rooms with sufficient privacy and at the same time allow the whole unit to be flooded with light.

Re-use on the doorstep


The façade of the Sprint unit consists of wooden slats that previously were attached to NEST's "backbone." They needed to be dismantled for the installation of the new unit– hence, a local re-use option that entails minimal CO₂ emissions thanks to the elimination of the transport route. The solar, which are installed between the slats, were also still available in Empa's stock from a previous project, showing: Re-use can be very simple and local.

Retrofitted acoustic ceiling


In their first life, the Sprint ceiling elements served as acoustic elements in the Schinzenhof in Horgen in the canton of Zurich. Through its partner Bouygues, the project team learned about the elements, which had already been removed and refurbished by the company Barcol-Air, and immediately purchased them for the new office space. The ceiling elements are a very good example of how used materials can be upgraded and extended in their functionality with the help of creativity. For the Sprint unit, the acoustic elements were additionally equipped with a heating and cooling system. The copper lines were pressed onto the acoustic elements using a mobile machine specially developed for this purpose. As a result, they not only improve the acoustics in the unit, but also function as a heating and cooling ceiling. Thanks to this upgrade, it was no longer necessary to install radiators. The retrofitted ceiling shows that there are already partners in the industry who specialize in circular construction and can even add additional value to used materials.

Retrofitted windows


From a previous construction project with reused materials, large quantities of leftover identical windows were available in baubüro in situ's in-house component store. As a material that was ready for use from the beginning, these windows played a decisive role in the planning process of the Sprint unit. Shown here are industrial windows with double-glazing that were originally retrieved from the deconstruction of the Werk 1 building at the Sulzer Areal in Winterthur. Four different retrofit variants were experimented with for the windows' new installation: In a first version, the double-glazed window was supplemented with a pane and thus extended to triple glazing. In a second version, the glass cassette was cut open and the existing panes were fitted with a new edge seal. In a third version, the old glass package was completely replaced by a new, thinner one, resulting in an improved U-value. Last but not least, the window located on the other side of the unit was doubled up to form a box window. The new window versions are now being measured for their values and will also be tested in standardized sizes in the future.

Reused tables, chairs, shelves and lamps


The demolition of office buildings not only makes construction material available that can be used for new projects, but it also generates vast quantities of used office furniture. Various companies are already taking advantage of this fact by "recovering" office furniture from demolition projects, refurbishing and reselling it - at a lower price than new furniture. For the Sprint unit, used tables, chairs, shelves and lamps were purchased through the Zurich-based company "ReWinner". The luminaires of the reused lamps were additionally modernized for the Sprint unit by replacing the old FEL sockets with new LED sockets.

Sprint – from dismantling to re-use as fast as possible


The Sprint unit offers flexible office space made largely from re-used materials. The Sprint unit's aim is to respond as quickly as possible and at the same time as climate-neutrally as possible to new requirements for office spaces. After all, the Covid-19 situation has made it clear that buildings need to be even more flexible. The Sprint unit was built largely from reused materials and entire building components and is designed in such a way that these materials can be easily deconstructed and sorted by type. This means that, if necessary, the individual workstations can be converted back into multi-person offices.

Temporary carpet partition wall


Designed specifically for the Sprint unit, this innovative carpet partition wall is made entirely of reused carpet tiles and can be completely disassembled after use. This makes it ideal for flexible buildings or for the design of modern interim uses. In Empa's acoustics laboratory, the carpet wall was tested for airborne sound insulation and the folding of the carpet tiles was adjusted for optimal sound insulation. Now that its building acoustics properties have been demonstrated in the lab, it turns Sprint into Covid-19 compliant individual offices.

Windows from the former office building "Orion"


These windows are reused windows with triple glazing retrieved from the deconstruction of the 28-year-old office building "Orion" in Zurich. Originally purchased by baubüro in situ for a previous project, these were also available in the in-house component store. The high-quality windows have a U-value of 1.4, thermally separated aluminum profiles, triple glazing and sun protection and were largely adopted 1:1 in the new Sprint unit. Because baubüro in situ already had implemented them in the previous project, they were able to specifically correct one of its weak points in terms of energy by cutting open the edge seal of one of the windows and replacing it with a new one. Currently not required, but possible at a later date, would be a 3D print of any damaged connecting pieces, such as brackets. The windows are an example of how helpful material knowledge can be for optimally using and retrofitting reused material, and they motivate the creation of a Swiss material library in which the material properties of already installed materials are recorded and easily retrievable.
